General terms and conditions

Prices

• The indicated prices are applied to the apartments as well as to the double room for two persons per day. For each additional person a fee of 20.00 € per day will be charged.
• Children aged 3 to 8: € 8.00 per day.
• Children aged 0 to 2.99: € 5.00 per day.
• The indicated rates are valid for stays of 7 nights or more. A surcharge will apply for shorter stays.
• Tourist tax: € 2.50 per person per day (from 14 years), not included in the price. The tax is to be paid directly at our farm.
• Final cleaning is included in the price.

Booking terms and conditions
Reservations become effective upon receipt of a deposit equal to 30% of the total amount of the stay.

Cancellation policy

• Cancellations up to 3 months prior to arrival: withholding of the deposit.
• Cancellations from 3 months to 4 weeks prior to arrival: 40% of the agreed total amount.
• Cancellations from 1 month to 1 week prior to arrival: 70% of the agreed total amount.
• Cancellations in the last week prior to arrival: 90% of the agreed total amount.
• In case of delayed arrival, early departure or failure to arrive (no-show), we reserve the right to charge the full amount of the stay, in accordance with the current legislation on tourist accommodation facilities.

In order to avoid any cancellation charges, we strongly recommend you to take out a holiday cancellation insurance.

Good to know

Payment methods
We accept cash, debit as well as credit card.

Arrival & departure

• Your accommodation will be available from 3:00 pm on the day of arrival. If you arrive on Sunday, check-in will be possible from 6:00 pm onwards.
• On the day of departure, we kindly ask you to leave your accommodation by 9:00 am.

Pets
Pets are not allowed. We sincerely apologise for any inconvenience caused and we count on your understanding.

Smoking
Please note that our holiday farm operates a non-smoking policy.

South Tyrol Guest Pass
Our guests receive the South Tyrol Guest Pass, which offers free travel on public transport . For more details, click here.

Transfer service upon request
If you plan to arrive and leave by train or bus, we will be glad to organise you a transfer between the train station in Klausen/Chiusa and our farm.

Internet access
All our apartments have free Wi-Fi connection.

For toddlers
We have everything you need for the little ones. Cot, changing mat, separate bin for nappies, baby phone, children's plate, children's cutlery, high chair and a large playground with sandpit, slide, swing and a small playhouse.

Car park
A covered car park is available for our guests. Each flat has a car park specially designed to accommodate one vehicle per accommodation.

Bread roll service
Twice a week (Wednesday afternoon and Saturday morning) the baker from Latzfons comes directly to our farm and brings fresh bread, milk, cheese, yoghurt, curd cheese, ham, sausage, etc. to you. If you would like to take advantage of this service, please bring us your order the day before so that we can pass it on to the bakery.

Fresh herbs and vegetables:
In our courtyard garden you will find various herbs (chives - parsley - basil - rosemary - peppermint - lemon balm - oregano - marjoram - thyme etc.) and vegetables depending on the season.
If you need these herbs or fresh vegetables from the garden, please contact us, you can purchase them depending on the season.

Sauna
You can relax in our sauna (for 2 people). Please let us know one day in advance so that we can prepare everything for your sauna session at the desired time. You will receive a wellness bag with a bathrobe and a sauna towel. Please bring your own slippers.

Laundry service
During your stay, you will be provided with clean towels and kitchen cloths.
In case you need to use the washing machine and dryer, we will charge you with an extra fee of € 6.00 per wash. You can also make use of iron and ironing board.

Guided tour of our farm (upon request)
Guests have the opportunity to book a guided tour of our farm, which also includes a tasting of our products.
